## Space
This spacious single-storey villa, ideally located just 2.5 km from the sea, will charm you with its generous volumes, peaceful atmosphere, and private setting. Nestled in a residential neighborhood, it offers an intimate and welcoming environment, perfect for a relaxing stay.
The villa features a large, bright living area opening onto a pleasant terrace and a fully fenced 350 sqm garden, protected from view. The garden includes a private in-ground swimming pool (4 × 7 m, depth 1.50 m), ideal for outdoor relaxation. In the low season, the pool can be heated on request for an additional fee, allowing you to enjoy swimming for longer.
The separate, fully equipped kitchen includes a refrigerator, freezer, dishwasher, Senseo coffee machine, classic filter coffee maker, oven, as well as all the necessary utensils to cook easily during your stay. An adjacent utility room is also available, equipped with a washing machine and a tumble dryer.
The sleeping area consists of three bedrooms, each fitted with a 140 × 190 cm bed, duvets and pillows, and a large wardrobe. A spacious bathroom completes the layout, featuring a shower, a bathtub, and a double washbasin.
Outside, the large enclosed garden ensures peace, privacy, and safety. The private pool is secured for children with a roller shutter cover. Upon request, it can be heated before and during your stay for optimal comfort (please contact us for details).
The terrace, shaded by a pergola, invites you to enjoy meals outdoors. A WEBER gas barbecue is available for summer grilling. Part of the garden can also be used as a petanque area, and the property is equipped with petanque balls. A vehicle can be parked inside the garden, in this dedicated space.

By bus: Hérault Transport connects Vias to various towns in the Hérault department.
