The apartment is ideally located in the centre of the picturesque village of Theoule sur Mer. The beaches, the town square, the shops and restaurants, the bus stop to Cannes, are all about 5 to 7 minutes on foot.
It is in a quiet location, in a private, gated residence, with beautiful gardens, a swimming pool and sun lounging area, which enjoys beautiful views over the Bay of Cannes and the iles de Lerins.
The Apartment
The living room is air conditioned with a very comfortable sofa, a smart TV and a small table for dining. There is a sliding door to the bedroom.
The bedroom has air conditioning and sliding doors lead out to the small terrace. It has a double bed and wardrobe.
The modern fitted kitchen has a full oven and a four plate hob, coffee maker, a microwave oven, a large sink, and a washing machine.
There is also a shower room, with a wash hand basin and a separate toilet.
The apartment has a small terrace with a view of the forest and the hills. There is furniture for eating and lounging on the terrace, and a pull out awning which provides welcome shade.
The Residence is a small development. There is a large shared solarium at the front of the residence, with a magnificent view looking right over the clear blue of the bay of Cannes. The swimming pool, sunbeds and parasols are all here.
The apartment is very central, with all amenities available on foot. The Theoule area extends for 8km up into the hills or along the coast, so for many properties that (accurately) describe themselves as being IN Theoule, you will need a car to go to the beach, shops or restaurants-not that convenient!
The walk from the beach to the apartment is about 600 m with a moderate uphill climb-not for the very unfit!
Minimum stay 5 days (flexible turnover), 7 days in July and August (changeover Sat only).

MORE ABOUT THE AREA
Theoule is a largely undiscovered gem of the Riviera. It has a laid back small town appeal, with very easy access to bustling Cannes.. There are no high rise developments and it retains its original village charm. You can stroll along the harbour area, admiring the views. There is a promenade along by the beach and the sea, dotted with restaurants, from gourmet style to small family run pizzerias. It is one of the few places on the Riviera where you can have an apero on the beach or right beside it, on the promenade, without it costing the earth or having to book. A distinct absence of garish neon signs and loud music too!
There are several beaches. My favourite is L'aiguille , where the forest sweeps right down to the sea. It gets sunshine right up to 9pm in the height of summer. The quality of the water is excellent for swimming, and snorkeling is a pleasure.
The main street has a small Casino, a pharmacy and the usual small souvenir and artisan shops, gourmet delicatessen etc. It leads up to the lovely main square ( more restaurants) with the bus stop and Atm machine. The owners and staff in the boulangerie here are very friendly, it has an outside eating area, with great coffee and sandwiches (this is our "local" boulangerie, being about 5 mins from the apartment )
It is also very close to the start of the 45km of walking trails and 100km marked mountain biking and equestrian trails (100km) of the Esterel plateau, with its forests and red rocks contrasting with the blue of the mediterranean. A true nature-lover's paradise!
Short Trip To Cannes
If you want more excitement, nightlife or shopping, Cannes is about a 25 minute bus ride away. Stroll along the Croisette, visit the markets, shop in the Rue d'Antibes, visit the many authentic restaurants along the port or the old town, or the more glamorous ones on the Croisette
The ferry also does four daily trips to Cannes in the summer , and is a very convenient way to head there for a day strolling around the markets or the Rue d"Antibes.
The local buses also runs to Mandelieu , la Napoule or to Las Trayas in the opposite direction. There is a large shopping centre ( Centre Commercial ) in Mandelieu, with a Geant Casino, Decathlon etc.
There is also a train station in Theoule, if you want to travel further afield to Antibes, Juan les Pins, Nice, Monaco or even into Ventimille in Italy. Or you can go the other direction towards St. Raphael and Marseilles.
The bus stop is closer to the apartment than the train station, so I usually take the the bus to Cannes, which leaves me just opposite the train station, if I want to go further afield!

Relax in this one bedroomed, air conditioned apartment, in a small, gated complex with a peaceful ambiance, and impeccably maintained gardens. French doors from the bedroom lead out to the terrace with a view of hills, Lounge by the shared pool overlooking the Bay of Cannes, the iles de Lerins, and the village of Theoule. Easy stroll to the beach and town. Five mins walk to bus stop to Cannes and other destinations along the coast.
Theoule sur mer is a town to the west of Cannes, which still maintains its traditional village atmosphere.
No loud noise at night as per local law.
